The Wyett Family Home Buying Saga

Well, I didn't want to post any of this until the deal was sealed. Now that we have our keys, I will tell you the story of how we came to be home owners. Find a comfy spot to sit and grab a drink (if you drink- we don't, but we seriously thought about it during this ordeal)! I would like to say that our experience is unique and that most people don't encounter as many "bumps" in their road to home ownership. But times are tough, and I have heard from others that buying a home these days, especially a foreclosure, is much more difficult than in years past. I write this mostly for therapeutic release. If you haven't bought a home yet, don't delay on account of our experience. It HAS to go better for you than it did for us! Enough rambling...here we go:

We began searching for homes back in March of 2010. We were trying to get into a home before the baby arrived. We saw many homes from Guadalupe to Paso Robles. There were several we liked and we made three offers. Each offer was outbid by another party, and we succumbed to the idea of waiting until the Fall to begin looking again. Then our realtor called and told us that the other buyer who outbid us in our last offer backed out, and we could basically have this house if we wanted it. It was a small 3 bedroom, 1100 sq ft. house in Paso Robles. It was on a nice size lot though and had potential. For some reason we felt very strongly that we should say no, to the surprise of our realtor and the other agent.

We took a break from house hunting for several months, had our beautiful, little Emma, and then realized quickly that we needed to get out of this crowded apartment! We went to the temple and prayed about where to move, to buy or rent, to wait or look right away. We received very specific guidance, and began looking for houses the very next week. Several listings came up, but they were either not vacant, far away, short sales, or too small....except for one. It looked promising. It was a 3 plus 2 with an attached 2 car garage right here in Nipomo. They were offering a VA Vendee loan to those that qualify with an extremely low interest rate and no pmi. We visited the property immediately, and decided to make an offer. Now, the real story begins...

We were told by the listing agent that he would not even consider our offer if we utilized the USDA loan program we were planning on using. He flat out said that he wouldn't even give our offer to the bank to review if we went that route. He insisted we get prequalified through Bank of America and referred us to local B of A rep named Bonnie Mogan. We already had a loan guy that prequalified us before we started looking, but we were having a hard time getting a hold of him, and frankly he didn't seem to know anything about this type of loan or any loan for that matter. So we called Bonnie to start the process. She didn't seem to know the Vendee loan either and told us that since we weren't vets, she wasn't sure why we were trying to get a VA loan. She was completely uninterested in our business, and never completed our prequalification. Our realtor contacted the listing agent and explained our troubles, and he told us to contact the VA Vendee line at B of A directly.

We contacted William Wilkerson, a Bank of America representative, on approximately November 15, 2010 and he gave us a prequal letter for the above property. He explained this Vendee loan in great detail. It was an incredible loan, and not many people know about it or can qualify for it. It is also available to non-veterans if you fall within the guidelines. We were very excited to qualify and were even more excited to have found someone who actually knew how to do his job, knew about the loan we were trying to get, and cared about doing good work! Thank goodness for William!

However, we had to submit our offer three separate times delaying the process an entire week because the listing agent had no idea how to submit this offer to the asset manager's liking. Apparently since this is a government loan, they are very specific about the format of the offer contract. Instead of finding out exactly what she wanted, the listing agent kept sending it back and forth. When our agent put pressure on him to get it right (we didn't want someone else to swoop in and make an offer better than ours), he had all the paperwork except one page ready to go. Instead of delaying the process again, he decided to forge James and my signatures on that page! My realtor was very upset, but he protested and said, "You wanted it to go faster!" Idiot. She will be filing an ethics complaint against this man shortly. We tried calling William for help with the offer letter, but William had left on vacation. He left us with the name of his co-worker, Travis Mauldin, and said he would help us if we needed it. I called and emailed. My realtor called. The listing agent called. Travis never returned our phone calls or emails. He didn't do jack, but our offer was finally officially accepted on November 24th with an anticipated closing date of December 31st.

We performed our home inspection on November 30th. Nothing major, but we did have some minor plumbing issues and some serious painting to do before we moved in. This home was actually owned by the Secretary of Veterans Affairs back East so they had the house winterized. The inspector had to de-winterize it so he could check the plumbing and the seller insisted we pay to re-winterize after the inspection. Total waste of money- it's Nipomo, the sunniest place in the US!

A week went by and we still hadn't received the paperwork from Bank of America. I called William (he was back- thankfully!) to inquire about our welcome package. He said it should arrive in 5 to 6 business days and that this loan took a little bit of time in the beginning because they had to enter everything in manually, but then it closed very quickly. That was a Wednesday and we were on our way to L.A. to celebrate James' birthday. Figuring that we had some time until the paperwork would arrive, we ended up staying an extra day and arrived home late Friday night. The loan application and Good Faith Estimate that William said wouldn't arrive for 5 or 6 business days were on our porch when we arrived home with a delivery date of December 1st, the Wednesday we left! We looked at it and began filling it out over the weekend, but it was like it was written in another language and all the numbers were off. We were totally confused and hesitant to sign a bunch of papers that had wrong information on it, but it said it needed to be returned by Tuesday.

We contacted William first thing Monday morning, but were informed that he had been moved to another department. I called several times but no one would tell me where William went, and no one seemed to know anything about this loan or my file! We were given the name of Williams' supervisor who we also contacted. We were informed that his supervisor had also been moved to another department. After several calls and several hours of being on hold, we were informed that our file had not yet been re-assigned and we would be contacted by our new loan officer within 2 days. We never received a phone call back from anyone...ever.

We then began contacting the processor that mailed us the paperwork that works in the Department of Veteran Affairs here in California. Apparently it is this department that specifically handles the Vendee loans. Her name is Griselda Ortiz. We began attempting to reach Griselda on that Monday, December 6th. We finally, after calling numerous times, leaving numerous voice mails, and sending emails (all of which she did not return), spoke to Griselda on December 7th after our realtor called and let her have it for not responding to our inquiries. Griselda told us that Good Faith Estimates were always wrong and that we weren't "signing our life away." She also said she could do her job better if she wasn't always being bothered by realtors! She was a peach (James had other words to describe her...many in fact).

At any rate, we over-nighted the paperwork through FedEx and it arrived at her office December 8th before 2pm. We began calling her again to verify that she had received the paperwork on the 9th and to find out if there was any additional information she needed. She did not call or return our numerous messages. In fact, we did not get in touch with Griselda again until December 17th! She informed us that she was only waiting for a verification from James' employer that she had requested on December 13th. We immediately contacted James' HR department and were told that they never received any request from Bank of America. They faxed over the VOE that afternoon. Griselda also informed us that underwriting would take 10 to 12 business days once all of our paperwork was in order. She also let us know that she would be going on vacation and that Angel Braithwaite would be taking over our file. Okay, great. Another person to deal with...they had to better than Griselda though!

We called Angel that day and introduced ourselves and asked her to please go over our file and let us know what else we needed. We were very upset that our file had been sitting on Griselda's desk for over a week collecting dust. Angel actually answered her phone so that was exciting! She told us she would call us back by the end of the day and let us know what our file needed. Surprise- she never called back! So we called her just before the close of business (this is still December 17th). She told us all she needed were W2s for the last 2 years and our Landlord's information (both of which we FedExed to Griselda with the opening package). We faxed over the information any way the following Monday, December 20th.

I began calling Angel December 20th to find out if she received our faxes and once again received no response. Since she was a new employee she did not have an email account or even a voicemail set up. Her phone just rang and rang. I then called her supervisor, Yesenia Sanchez, and left a message with her secretary. I told her secretary how upset I was that I had been repeatedly lied to and tossed around. I asked if Angel was even there and she refused to tell me. She said Yesenia would call me back, but I never heard from Yesenia. This is sounding a bit repetitive, isn't it?

It is now December 21st. At this point, I just resolved myself to the fact that we would not be closing in December. Our papers hadn't even gotten to an underwriter and our realtor told us to call our landlord and see if we could delay our move-out date (we had given notice on December 10th). James was home and still sleeping so I decided to let him handle that when he got up. About an hour later, we received a call from some chick named Silva Momjian. She informed us that Angel Brathwaite was no longer with Bank of America and that she would be taking over our file! She also told us that our file had already been approved by an underwriter except for a few small conditions. What? This was good news, just surprising! We emailed Silva explanations of all the conditions and documentation within the hour. Silva said that she would give the underwriter our additional documentation immediately and have an official approval by the end of the day. She then said we could begin the closing process with our Escrow officer. And Guess what? Silva ACTUALLY CALLED US BACK that same day! She said the file was complete and would be sent to a closer in another department who would be dealing with Escrow.

We then filled out our Escrow papers, and Escrow began the tedious process of getting all the documents to the liking of this original asset manager over at the VA and getting both the seller and lender (who really were the same entity in this transaction) to sign-off on all the numbers. With the Christmas holiday and the specifications of this particular loan, we were told that we would be signing loan docs late Monday night, December 27th (James worked until 7pm, so they said they had a notary service who would come to our home), and recording and closing on December 28th.

Monday rolled around and they still did not have VA approval. Tuesday rolled around, no VA approval. Wednesday, December 29th, at 4pm we get a call from our Escrow officer saying that it is all approved. We just need to sign loan docs and we can get the keys the next day! We were in Santa Maria when she called so we rushed to the bank to get a cashier's check for our portion of fees, dropped by the house, and got to Escrow a little before 5pm. We had docs signed in about 20 minutes and James pointed out that the $125 signing fee for the notary service was still on our papers, and asked them to take it off. They informed us that they couldn't take that fee off without delaying the process until after the new year. She said she would have to redo the paperwork and send it back to the VA for approval and with the holiday coming up we wouldn't close in time. $125 was not enough to mess everything up, but it was the principal of the matter. Escrow had been back and forth with the VA for 3 days making changes and they didn't bother to take off that fee when it was obvious we weren't signing docs late Monday night. We signed the papers, but left feeling like we were robbed. It really was the perfect ending to this whole experience.

We waited on pins and needles all day Thursday. We were told at 2pm that they had received funds and were on their way to record. By 5pm, we were wondering what was taking so long! Our realtor called Escrow and was informed that it had been recorded hours ago! No one from Escrow bothered to call her or us. Our realtor drove straight to us and gave us our keys. I'd like to say the saga ends here, but alas, it does not. We have recently discovered several vital repairs that the home inspector either did not find or the plumber who came to de-winterize created. We started our home ownership with a leaking water heater, two leaks under two different sinks and a wacky sprinkler system that sprays water up through a crack in our drive-way! Our warranty company won't come out until next week because they don't have confirmation of close of Escrow yet. More calls. More headaches.

I know what you're thinking: But your home owners now! And you actually closed a day early! And you got a great deal! Move on, already! I don't mean to sound completely ungrateful. We really are super excited to be home owners. We love our new house and still think, despite the repairs, that it is going to work out great for our family. Our loan is incredibly great, and yes even worth all the hoops we had to jump through. Our payment is not much more than what we were paying for our rent, so that is fun! We also have some wonderful friends who have come over to help paint and fix up the place. And, I can't say enough about our realtor. Daneal, if you are reading this, we love you! Thank you for working so hard for us, for dealing with all these idiots, for being our realtor, friend, psychologist, and advisor! You were the only shining light through this whole process. We are confident, despite all the people who caused us grief, that we will be ready to move in furniture and start making this house a home next week!

For those of you who actually read this whole post- thanks for being a part of my therapy. Really, just writing it out helped me feel better! The whole situation completely stressed me out and now seeing it all in writing, I can let it ago.

Now to post pictures of the new place!!

It's Finally Happening...I Think (And Christmas Too)!

Well, I will be publishing the "Wyett Family Home Buying Saga" shortly, but let me suffice to say that this past week and a half has been a roller coaster something fierce! We have been tossed around, lied to, left hanging, misinformed, nearly heart-broken, and then all of the sudden we are told our loan has been approved and we can get keys in two days! What?!? So, we have been in a packing frenzy. Thanks to some wonderful friends, we have most of the house packed already! I had to go to the store today to buy paper plates because I packed the majority of my kitchen today. We are hoping there aren't any more delays, and we will be official home owners by Wednesday, December 28th!!

Our Christmas, well, it was pretty anticlimactic this year. We read the nativity story in Luke, opened presents and ate the traditional breakfast casserole. Then we packed, made phone calls, ended up at Del Taco for dinner, and then wandered around Home Depot aimlessly for 2 hours with our tired children, awakening our senses to the reality of home ownership (we celebrated Christmas two days early because James worked Christmas Eve and Christmas Day). It was weird...but a good weird...kind of.

The boys loved their new books and can't wait to read them!

The tool boxes filled with their new tools went over BIG time!

The boys made gifts for everyone. Emma got this cute card. I got a broken army man and some of my mail that I had been looking for. Can't remember what Dad and Savanna got...but it was of the same caliber! And the sweetest part was that Brad and Ben were sincerely excited to give us these gifts. After being tortured with scriptures and prayer while their presents called to them from under the tree, they still insisted we open our gifts first! It was very cute.

We did not forget Emma!

Savanna is loving her new books and make-up!

Christmas Day the children and I kept our tradition of visiting elderly people or others who were alone on Christmas. The children made cards, and we packed up our fudge in pretty tins and set out to spread some Christmas cheer! As we started up the 101 thick raindrops began pounding our windshield. By the time we reached the senior center it was pouring! We quickly ran inside and had a two hour visit with our friend Rita who we met on Thanksgiving. She had found our number and had called us the week before to tell us she had made the boys and James knitted hats and matching scarves! The boys were thrilled to receive their hats (although Benjamin informed Rita that he wished his was yellow!).

Emma really liked Rita too. We called Rita that morning to tell her we'd be by, and she was elated. All of her family is on the East Coast, and she was spending Christmas day all alone. When we arrived she was all dolled up in a Christmasy outfit with matching earrings. It reminded me a bit of my grandma. She was very festive and loved to entertain guests. Rita was sincerely thankful for the cards and goodies, and each of the boys gave her a nickel from their piggy banks. :) We plan on visiting Rita once a month, and promised her that we would have her over for dinner once we were settled in our new place.

We visited 4 more people, dashing in and out of the rain. Emma was a trooper and the boys behaved very well. When we arrived home there was a message from my hubby saying how sad he was to be away from us on Christmas. We only had an hour before he would be home, so we threw together a big spaghetti dinner with salad and garlic bread, lit candles, and turned on his favorite Christmas Cd. He was very surprised when he arrived home, and we enjoyed a beautiful Christmas dinner after all. :)

Our Christmas Princess

She turned 4 months on Dec 23rd...can you believe it?!?

One of the many gifts from Grandma! The kids were able to open all their presents from Grandma, Auntie Marsha, and Uncle Greggy via Skpe. Technology is so cool!

I hope you all had a very wonderful Christmas. Christmas is a great time to reflect on those candle-lit moments sitting around the table with those that you love, praying together, eating together, and laughing together. I am feeling very blessed indeed, and excited about a new year!

p.s.

The boys were very excited about their real tools! They went around measuring everything and Bradley insists on wearing his safety goggles whenever a tool is in his hand!

The Home Inspection

We had the home inspection today. Overall it went well. There are several projects for us to do, some that we will need to complete before we move in (some minor plumbing issues and definitely some painting), but nothing major. The rest will keep us busy for awhile, but we are excited to learn how to do some home improvements and beautify our OWN house! Now we are just waiting for the loan docs to arrive so we can get all that moving. Other than the money stuff, it's a done deal! We are hoping to move in by the end of the year or early January. Fingers crossed!!

Our Front yard (looking from the driveway). Our front door is beyond the window seen here, back by the wooden fence. The door on the left leads to our garage.

Our front yard (looking from the front door).

The kitchen.

The dining area. You can see the brown and blue tile pretty good in this pic. Can't wait to get rid of that...but until then, we'll get some area rugs!

Our living room. A bit dark, but you get the picture!

Here is the interesting lady with her harp that is tiled in our master bath. Hmm...

The kids' walk-in closet!

The kids call this the Harry Potter closet. It runs under the stairs and is HUGE. They want to make this their play area.

Our back yard.

And the side yard.

We FINALLY Bought Our First Home!

After months of searching and praying where we should buy, we finally had an offer accepted on a townhome here in Nipomo. It's a little over 1450 square feet with a small fenced yard and a 2 car garage on a quiet, little street. It is definitely an upgrade from our little apartment and will give us some great experience. It isn't official yet (we are doing the home inspection next week), but James and I both feel like it will all work out. We might even have the keys before Christmas!

The back patio/yard area.

We will have several home improvement projects. Project 1: Paint the terd-colored walls (they don't look bad in this pic, but in-person they are a dark chocolate, terd brown). Project 2. Buy a sledge hammer and get rid of the seventies tile in the living/dining area!

Loving my new kitchen. It has a lot of cabinet and counter space for all of my gadgets and goodies!

Seriously, tile must have been on sale or something! I've never seen anyone tile the ENTIRE bathroom (both baths are like this). This is the master bath, and it has pictures of a lady with a harp on some of the tiles...say what? Like I said, lots of projects and experience!

One of the bedrooms.

And, the garage! With Nipomo weather being so great and mild, we are hoping to utilize the garage as additional living space. This may become our play/learning room. :) So many ideas- we can't wait!!

I'll post more pics when we do the inspection. Most of the stuff we don't like is purely cosmetic. We are excited to learn how to do some home improvements. Anyone with experience (YOU know who you are) are welcome to come help!! We are so excited! We've been wanting to own a home for many, many years. And, we really didn't want to leave the area if we could help it. Congrats to us! Yay!!!

Last Week

Not too much exciting happened last week, but I'll give you some highlights:

  • The kids all had their dentist appts- no cavities, so Mom is a happy camper!

  • I spent most of the week preparing a talk for Sacrament, and a lesson for Relief Society. Ben also was speaking in primary, so we had a lot of reading and writing to do! It was a great experience, but I am very glad that it is over.

  • We made our final offer on a home here in Nipomo. It isn't looking like we are going to get it, but haven't gotten the official refusal yet from the bank. If we don't get it, we are going to take a little break from house hunting until the fall. Our realtor assures us that there will still be some great deals in 6 months and since no one likes moving during the holiday season and in the middle of a school year, we should be able to find a great place.

  • We had our colloquium on "Hamlet" with a guest facilitator who taught Shakespeare for over 40 years at our local junior college. It was great! We are hoping to have more guest "experts" at our book groups in the future. This month we are attempting Stephen Hawking's "A Briefer History of Time." Yikes, I hope my pregnant brain can handle the concepts! It was battle just getting through Hamlet!!

  • We actually got out a saw some movies this past week, too. James and I went to see "Date Night" with Steve Carell and Tina Fey- SO funny! We are "30 Rock" and "The Office" fans, so this was right up our alley. We also took the kids to see "How to Train a Dragon." Very cute.

Leftovers

I know...I don't post anything for weeks and then you get inundated with 10 posts! I can't help it- it's the compulsive side of me. If I can't tell you EVERYTHING, then you get nothing. So, in addition to all of our adventures and company, here is what I left out:

Savanna: She had a wonderful trip to Salt Lake. She is still loving her writing class, and even had a chance to read the first chapter aloud to the class last week. She has started some sewing projects with the help of a great seamstress (we love you, Diane!). She is also steadily working on her Personal Progress, and will be teaching a lesson on service in church next week. She is awesome!

Bradley: What can I say about Brad? He is wonderful. He has become my little helper around the house. He is the type of kid that will see me unloading the dishwasher and without being asked comes over and starts helping. I told him he is going to make a wonderful husband. :) Him and Ben are still loving their Legos, and build star ships and forts and then destroy each other. Funny enough, Brad has been the "bad" guys lately, and Ben has been the "good" guys.

Benjamin: I love Ben. He makes me laugh every day. I love his little voice and I love how he mispronounces his words. Ben has been feeling very insecure these days about the baby coming. He has mentioned several times that he will not be the baby anymore. This unfortunately has been manifesting itself in several tantrums and other acts of disobedience. We've been trying to reassure him and spend some extra time with him without giving him too much attention for negative behavior. This parenting stuff is tricky!

James and I: We are still house hunting, but prospects are becoming slimmer and slimmer. We had to lower our price range even more to allow for a loan change... so we may be renting a little while longer. We do have a couple of prospects we are seeing next week down in Santa Maria. Food is sounding better to me these days, so Savanna and I have been cooking a lot, which everyone appreciates. I even added a post to my food blog! Other than that James is working, I am growing a baby, we are trying to keep some semblance of structure and organization in our home, and we are trying to have a little fun in the mix. So, life is good!

March Madness

Well, I'm not sure what else to call these past couple of weeks. We are still on the hunt for our first home, I'm beginning my 5th month of pregnancy, the kids have been busy with their studies, and James has been working a lot. Life is busy, but good! My camera is MIA, so no photos...not sure there were any in there to upload any way! At any rate, I'll give you the high lights:

House Hunting:

We made another offer on a house in Heritage, but it didn't work out. We have seen several other houses, some scarier than others. One house in particular looked like a real winner until we entered the master bedroom and the entire foundation was sinking into the ground. Not cool. Yeah, this whole shopping for a first home on a budget has been a little stressful. We recently found a house we like in Nipomo. That would be great to stay in the same area. However, our realtor is having a hard time reaching the listing agent. Don't these people want to sell their properties!?!? Oh well. I'm sure it will all work out just as it is supposed to. In the meantime, we wait.

Home School/Education:

The kids and I have been studying ancient history. Savanna will be beginning an online fiction writing class next week. Jackie and I had our first book discussion on "Emma," and I am finishing up "1984" for our next colloquium. James is reading the "Little Britches" series by Ralph Moody. Totally classic series- great read aloud books for the kids. I can't say enough about those books. They are chalked full of real life lessons, morals, and great discussion topics.

Church:

Savanna got her first calling. She is the secretary for the Beehive class. She still absolutely loves Young Women, and is taking her calling very seriously. She had a movie night with all the girls a couple Fridays ago. They watched "13 Going on 30," ate a bunch of junk, and prank called some of their boy friends. James hid in the bedroom, and just kept shaking his head as the shrills and giggles floated up from downstairs. He told me that I need to explain girls to him. :) The boys are still the stars of the primary choir, belting out each hymn every Sunday. Ben has been tormenting his new Sunday School teacher...sigh. Brad gave a talk today in primary about how God speaks through His holy prophets. He did a great job, and was very proud of himself.

Baby:

I am a little over 16 weeks. According to my pregnancy calendar it says:
"Your baby now measures about 4.3 to 4.6 inches from crown to rump and weighs about 2.8 ounces. Fingernails are well-formed and the fine hair, lanugo, may be growing on the head. Arms and legs are moving. The nervous system is functioning and muscles are responding to stimulation from your baby's brain."

I know she is still very small, but my belly totally popped out these past 2 weeks. I look very pregnant now...fortunately, I am still feeling pretty good. At the next check up we have the option of getting an ultrasound or not. I thought James and I were on the same page about wanting to be surprised about the gender, but apparently he wants to find out. We are debating- I'll let you know what we decide in 4 weeks!

Health:

I went to a community workshop this past Friday about ear infections- how to prevent them and heal them without antibiotics. After my recent ear infection, I was very curious to know what to do in the future. Great information. Basically, most ear infections are caused by stagnant fluid in the Eustachian tubes. Get rid of the fluid, you get rid of the infection. Most of the time (about 80%) if you wait 72 hours, ear infections will go away on their own. You can prevent fluid build up by limiting dairy (cow's milk especially), getting regular exercise and adequate sleep, eating fresh veggies and fruit, and getting regular chiropractic adjustments.

Apparently the adjustments especially help if you feel an infection coming on or are prone to them (this goes for kids and adults). One of the known causes of fluid build-up is a misalignment of the first bone in the neck, which distorts these tubes and interferes with normal drainage of fluid from the ears. Chiropractors are trained to locate this misalignment, which is called a spinal subluxation, and correct it through a gentle adjustment. This not only restores normal function to the Eustachian tube for proper drainage, but also removes interference to the nerve system, improving overall immune function.

That will be good to know in the future. With my two trips to urgent care and three prescriptions, I probably spent close to $200 on this last infection. I would have much rather spent $40 on an adjustment and not have taken antibiotics! The man who gave this talk was Dr. Tullius. He owns a chiropractic and pilates center in Grover Beach. He gives many free community workshops ranging on a variety of topics. I really enjoyed meeting him, and look forward to utilizing his services.

Well, that about sums up the highlights of our last couple of weeks. I will find my camera, and post some pics of the fam, and more videos next time!

Our House Hunting Adventures

We have been spending a good deal of time house hunting of late. It has been, well, an interesting, exciting, and very stressful experience! This will be our first home purchase. We didn't qualify for a huge amount and are confined to a specific loan which has limited our choices greatly. However, the thought of giving up our rental status and finally owning our property has left us feeling very grateful. It is what it is- a starter home!

Let me give you the highs and lows...I'll start with the lows:

This charming house came complete with a brick fireplace and BBQ- IN THE LIVING ROOM! Does anyone else think this is a bad idea?

In the same house was some lovely artwork. We didn't take all the pictures of their creativity, but let it suffice to say that the children learned a little bit about Satan worshipping and Darwinism. Good times.

Now, the highlights:

We have looked up and down the Central Coast- pretty much anywhere James is willing to commute. As much as we would love to stay in our current area, there has been slim pickings in our price range. We have found a community we really like up in North County called Heritage Ranch. It is a gated community with several cool amenities such as pools, parks, horse trails, beautiful mountain views, tennis courts, basketball courts, and a marina that leads down to Nacimiento Lake. To check out the virtual tour of the community, click on this link:

We made our first offer on this darling 3 +2 on a quaint culdesac. We were outbid, but our disappointment did not last too long.

Here are some of the views around Heritage Ranch:

These next few pix are of the house we are currently thinking of buying. James was in charge of the pictures, so I have to say they are lacking- not even a picture of the front! At any rate, it is a 2 + 2, but has a loft that we could use as a bedroom, a cute yard, and is in a very nice neighborhood. It is also in Heritage Ranch.

Savanna's walk-in closet.

The left side of the yard.

And the right.

The Loft- soon to be a bedroom of some sort. We found some great spiral staircase kits so we can get rid of the scary ladder attached to the wall. That's just a disaster waiting to happen with two adventurous boys in the house!

Kitchen: Needs a little paint and eventually some new counter tops, but overall a nice size.

This house has some nice decorative elements too.

We are going to decide by the end of this week if we want to try our luck at this one- we'll keep you posted!

Happy February!

February is whizzing by for us here. It's been a very busy couple of weeks. I'll give you the highlights:

Valentine's Day was pretty uneventful. I was sick most of the day. James worked 12 hours. We saw each other for about an hour. I did get a nice box of chocolates, and we are going to celebrate next week some time. Savanna has offered to babysit so we can go to dinner and a movie. The kids made gifts for their friends at church, and got some treats from their leaders that they really enjoyed.

James and I prequalified for a home loan, and have been house hunting. It's super fun and super stressful, all at the same time! We are hoping to stay in Nipomo, but there hasn't been too many listings in our price range. We'll keep you all posted on this next adventure.

Schooling with the kids has been going great. Savanna is doing wonderful in her Constitution class, and is becoming quite the patriot. She also is playing the piano beautifully these days. She has started using her sewing machine that she received for her birthday and is making presents for some of our family members. She is hoping to get good enough to start a little sewing business. We found a fabric store in Solvang that sells fabric for $1 per yard! She is planning on making herself an entire new wardrobe. :)

The boys are wonderful. No injuries (knock on wood) this month! My mom, aunt, and uncle bought them Tag Readers for Christmas. They are little pens that you can download books on to. They play with these things non-stop...and they're educational, so even better! Benjamin informed us the other day that he wanted to change his name to Benson. James said no. That was about the end of that. Bradley is becoming quite a chef. He makes most of his own lunches and dinners now. Preparing food is still quite difficult for me, so I love that he has taken on this new task. He chops his own veggies for a salad, makes a mean pb&j, and can concoct all sorts of different trail mixes from the various nuts and dried fruits we have around the house.

Rexy, our fish, is still alive and doing well! We made the kids a promise a long time ago that when we bought a house with a yard, we could get a dog. They are remembering this promise, and so if we buy a home I'm sure you'll be hearing about our new pet soon after. :)

The baby is now 12 weeks. I have felt the little "flutters" from time to time which is very fun. She is only about 2 1/2 inches and according to my pregnancy calendar, she is growing fingernails and toenails this week- those are important!

With all the talk of budget cuts and lay offs possibly happening in his department, James went out and got a second job last week. He'll be working as an inside sales rep a couple days a week on his days off at a local nutritional company called Myogenix. They sell muscle building nutritional products like protein shakes, recovery drinks, vitamins, creatine, etc. You can check them out at: http://www.myogenix.com/index.html.

Patriotism is contagious...now if someone could just explain to me what a Repugic and liverty are...:)
